Anyone know anything about RegRose Plaza near the zoo?

I saw a posting on Craigslist for an apartment in this building, but couldn’t find any reviews online. Seems like an older building, which is fine, but wanted to know if anyone knew anything about it.

Lawyer for buying a house in private sale?

Does anyone have a recommendation for a lawyer for a private sale of a house in DC? Or other guidance on going through a purchase without agents on either side? We’re the buyers — would the sellers need their own lawyer? And any ballpark on a price for this?

Final PUD Application: Developers reduce height by one floor to get the Hotel project approved!

Adams Morgan Historic Hotel Project Reduced by One Floor; Three-Story Champlain Street Stepdown and Setbacks Maintained
After a careful review of the past year’s community input and feedback from the ANC 1C, several Adams Morgan residential associations, the D.C. Office of Planning, and the D.C. Historic Preservation Review Board, the Adams Morgan Historic Hotel development team has reduced the building height by one floor.
The updated plans, released to the public today at, highlight the reduction in height by 11 feet from what was previously set down by the D.C. Zoning Commission in November.  The core of the new building was shifted to accomplish the goal of keeping the room count at, or close to 227, even though that change reduced the efficiency of the project’s underground parking garage.  The façade has been further refined and is now more stylistically compatible with the Adams Morgan neighborhood.
The hotel developers, a partnership of Sydell Group Ltd. and Friedman Capital Advisors, LLC, an affiliate of Foxhall Partners, determined that additional concessions, while costly to incorporate, would strengthen the PUD and lead toward preserving, renovating and modernizing the First Church of Christ, Scientist.  
The Adams Morgan Historic Hotel has considerable support from the community residents, property owners and local businesspeople, hundreds of whom have petitioned the ANC and the Zoning Commission to vote in favor of approving the project.  In addition to preserving the 100-year old First Church of Christ, Scientist building , the boutique hotel will be a commercial anchor for the neighborhood, create a 4,000 square foot public community center, bring a breadth of employment opportunities, endow the Adams Morgan Youth Leadership Academy, amplify much needed daytime traffic and help diversity the existing business landscape.
The ANC will vote on the project on Monday August 27, 2012 and the Zoning Commission’s first public hearing on the project is set for Thursday September 6, 2012.
