Try the UHaul at South Capitol and P St. SW, across from Nationals Park. I rent a 6x4x10′ unit for $50/month. The only hitch is that it is 5 feet off the ground, but they have industrial stairs on caster wheels placed around the building to help you access an upper storage unit. Typically a unit on the floor that’s this size goes for $80-90/month in DC. The building used to be a government motor pool, and they have a freight elevator big enough for a Mack truck. Access to the building is with a provided card–but it’s not 24 hours. I think it’s 7am-8pm, 7days/week. Don’t let UHaul sell you the “manditory” renter’s insurance if you already have a renter’s or homeowner’s policy. Bring the paperwork with you to prove your policy, and save $5 per month. Also, buy a disc lock (the only kind they accept on units) at a hardware store. UHaul’s supplies are really overpriced.
