Although sometimes it seems like the majority of DC real estate is out of reach financially to a large majority of residents, the reality is that homes selling between $1,000,000. and $2,500,000. generally make up approximately 8-10% of the market. As the price points go up, that share goes down substantially.

According to RBI, which is the statistics arm of MRIS, the only zip code in the District of Columbia with a median sold price point over $1,000,000. is 20007 (Georgetown/Burleith). The next highest median sold price (probably evened out by the large volume of co-op and condo units in the area) can be found in 20015 (Friendship Heights/Chevy Chase) at $870,000.

The median sold price as of March 2014 for the entire city is $473,125. The lowest median sold price is in zip code 20032 (Congress Heights) at $127,500.

As often happens, there is a short debate in the comments on the original Good Deal or Not (GDoN) post about proximity to stuff, like Barracks Row and Eastern Market. Without paying a whole lot of attention to the address, I was picturing the house pretty much in Maryland, only to see on the listing map that it’s across from Congressional Cemetery, and a whopping four minute walk to the Stadium Armory Metro stop (two quick stops to Barracks Row…). Location in DC, of course, is relative, so maybe if you’re a diehard NW resident, yes, this is going to feel far away from everything.

There are currently a total of 8 active listings for houses within a half mile of the subject property, priced from $550,000. to $784,900. There are 17 houses in the area currently under contract. Over the past six months, there have been 64 settled sales of houses with a median of 10 days on the market, suggesting that (like much of the city at the present moment) listings are moving fast and there is a lot of demand.
