Forest Hills is largely populated by multi unit properties built as grand apartment buildings in the 1920’s and 1930’s, many of which made it in to historian James Goode’s notable “Best Addresses” book. While some remain rental apartment buildings, a good number have been converted to cooperatives or condo ownership.

In recent years, the trend in condos has been toward newly converted or newly built contemporary units further downtown. As DC buyers seek value in a challenging market, some are rediscovering the historic character of these old world buildings. On the positive side, units in older buildings may tend to be larger than you might typically find in newer properties. Many have elevators, front desk staff, and are located close to Metro. On the down side, they may require a trip down the hall or to the basement to do laundry, and not all have central air conditioning.

To be sure, 3134 Ellicott St NW is not typical Good Deal or Not (GDoN) subject material. Tax records report over 13,000 square feet of living space on more than an acre of land. It has an unfinished basement and isn’t anywhere near Metro, but I’m guessing there is plenty of offstreet parking.

A closer look reminds us of the historic grandeur of Washington, DC, and, honestly, I just think the before and after pics are quite intriguing. As mentioned above, the property had been on the market as early as 2008. Check out the interior photos from before 21 different designers got their hands on it. In 2011, the property was featured as the DC Design House.

Designed by noted architect Arthur B. Heaton, (profiled here by House History Man, Paul Kelsey Williams), it was built in 1925 for George N. Everett, a department store executive. John H. Small was the landscape architect. It appears that the entire set of drawings and plans for the house are located at The Library of Congress.
