  • Big place, but seems kind of steep for the location and condo.

    Am also comparing it to a SFH that just went on the market in Ledroit that I find to be a much better deal: http://tour.homevisit.com/view/176353 (ok, maybe we shouldn’t compare a SFH to a condo, but there you go)

  • I do not understand the pricing on these things. Unit #2 was under contract and then came back on the market. Maybe the buyer came to his/her senses.

    Having said that, a condo unit on 13th recently went for over a million, but…I don’t get that purchase either.

    • I have the exact same thought every time I see one of these. Million dollars and condo fee on top of it? Yuck.

    • Given that 3 BR rowhouses nearby (e.g. Mt Pleasant) are going for the same or less, I don’t understand it either. Maybe because 3 BR condos are uncommon? I dunno anymore. I gave up trying to make sense of pricing about 4 years ago.

      My bet is that the unit didn’t appraise and the bank was going to require the borrower to come to the table with a lot of cash. The buyer got out via the financing contingency.
      I also agree that a $1m+ pricing makes zero sense in this location for a ho-hum large condo.

  • Rip off: I live three blocks away and a 4 bedroom rowhouse (also newly redone) across the street from me is on the market for $30k less.

    • +1 on the pop up! BUT man, I agree I do not understand condo prices one bit. Especially with sfhs available on the same blocks for equal or less

  • I just moved out of a 3BR/2.5B condo just east of this listing and it sold in two weeks for $725,000 up front. My former place arguably was in worse condition but don’t think it was over $250K worse condition. Good luck to the sellers, don’t think it’s going to happen.

  • Where is the storage in this place? With the first floor all open, I don’t see any closets.

    Also – Why the need for 3 bathrooms. I can see 2.5. Unless this is designed to be a rental unit. As is, it seems like a waste of space.
