  • I don’t know enough about the location to opine on whether its a good deal or not, but I will say that it is a cute place and I like the little garden.

  • Decent deal based on size, location, and outdoor space, but – WOW – those are some very taste-specific design choices.

    • more like tasteless. It’s like every room vignette from Home Depot converged into one space. Not every finish needs to scream for attention.

      • It looks really gaudy. Even with other paint choices, they have some odd tile choices. It looks like the LR is long and narrow with storage closets on the side. Perhaps it’s been altered.

  • I’d say it’s a pretty good deal and will go at or near list.

  • It’s a great location (i used to live nearby) – but as much as I’d like some outdoor space, I’m not willing to live in a largely windowless basement to get it, as I spend a hell of a lot more time inside than outside, and would, even if I had a patio.

  • Location location. Too bad it’s only 1 BR, it’s spitting distance to the nice bilingual daycare at Our Lady of the Americas. The little garden is nice but for that price you could probably get a patio AND a fireplace in the mews on Biltmore Street with a lower fee.

  • Looks like the outdoor space is right next to the front door of the building. Still, the location makes it a good deal.

    • Not necessarily. In some pics, the ceiling heights look more basement like than 1st floor.

      level in teh building aside, the fee is very high for 1 BR and there’s no mention of 24 hour desk, etc. services which would help justify it. This area is terrible for parking, which should concern owners who don’t have a car—deliveries, visitors, etc. Lots of embassies that claim curb space for their people. the garden is at ground level which makes it a bit of a security issue. The high fee and lack of amenities should knock the price below 400K.

      • Sorry but no chance it goes for below $400. I’d bet they at least get asking price. I used to live in that area and the parking actually isn’t bad on that side of Connecticut Ave. I’d get a spot within a couple blocks of my place every time- not to mention you don’t really need a car in that area since you’re walking distance to everything.

  • This is a good deal. I am familiar with the building and it is not really a “basement unit”. It is actually ground level but the building raised up the walkway entrance- hence why it seems “below ground”. Great location in Kalorama- and a very established building with pretty stunning rooftop views. I’d bet they get above asking price.
