Ed. Note: I always thought it would be brutal to live on Columbia Street and have to explain to everyone that it is Columbia Street in Shaw not Columbia Road in Adams Morgan…

  • Heh, my first thought was “there’s no freaking chance Columbia is in Shaw”, until I read the editorial that reiterated the location. (I’m pretty sure Columbia St NW is all of one tiny block long.)

    • …..and it’s under contract. Knew it was too good to be true. I’m all but certain this went for all cash to a developer – unit across the street sold for 1.6. Put in 2-3k into this and sell for a similar amount.

      • 2-3K? Or 200K-300K?

        • All it needs is upstairs floors, some touches on the baths, and work on the back yard. And paint, but that’s a given. More than $2-3K, but certainly not hundreds of thousands. Unless the developer wants to try to figure out a way to make this multiple units (pop back?). Then you could push hundreds of thousands, but the return would be yuge.

  • Wow. Needs a little work to be nice, but I bet this goes well over ask. Closer to 950.

  • It doesn’t work well as a developer flip, the ones across the street that got so much money didn’t require additions, this one is skinny and pretty tiny and require a lot of work, 300k minimum to then end up with a house that is still smaller than the ones across the street. This makes great sense for a buyer who wants to put some sweat equity in, a condo alternative, or a rental property

  • This has to have gone to contract well above this asking price. I’d bet at least $850K. I live well east of here in a similar sized house and mine appraises at over $700K. Definitely a condo alternative buyer and not a developer. Usually those little two story houses are very difficult to pop up without a popback to match for a second set of stairs to the third floor. Not worth it at an asking price of $800K and likely buyers willing to pay more for it.

  • So much the better if this got snagged by an ordinary buyer and not a developer.
