  • Very interested to see what folks think on this one since it’s in my neighborhood, but I definitely don’t think the photos are giving a very good sense of the layout…

  • $1 million for a semi-fixer-upper in this neighborhood?! Yikes. I would look for something needing less work for $1M… it’s also only a little too close to that unit block of M st that makes me nervous just driving through.

    • Really? I’m not saying this place isn’t overpriced, but I live right near here and I have never had to go anywhere (driving or on foot) near the unit block of M Street. Between 4th and 5th, M is one way going east, but once you get to 4th, it’s one way going west. New York Avenue also cuts off M right around where 2nd Street would be… The unit block of M is a world away.

    There are hardly any comps – whole houses not carved up into condos hardly ever come on the market in this area. FWIW I recall a similarly-sized house in move-in similar condition selling for ~900K in Bloomingdale, and a similar-sized house in move-in ready condition (lots of original stuff, not a flip) on Capitol Hill listing for about $1.2M. I can see this being in the same ballpark as the Bloomingdale one, but can’t wrap my mind around this being only $200K less than a beautiful house in excellent condition on Capitol Hill.
