  • There’s so much turnover in the building, which makes me worry. Anyone know why? It’s not a particularly big building but is seems like a unit on sale almost every other week.

    On the plus side though, I like that every unit has a garage parking space and the building is aesthetically quite nice. The unit looks like it has a lot of light and I like the study nook off the master bedroom. having seen a few of these units though, I will add that the second bedrooms are tiny and really not much more than a den/home office.

    • Agreed about the very small 2nd bedroom. I toured one of the units in this building a few years ago, and it was very nice and well laid out, but there’s no getting around how small the 2nd bedroom is. Also, the living area is a bit tight since part of the overall square footage is going to the office nook off the master bedroom. I don’t know anything about the 2 bedroom condo market right now, so I have no idea on the GDON question.

  • Great location, nice looking building. With garage parking, seems like a pretty decent deal even if the second bedroom is tiny.

  • The monthly fee is high for a boutique building, but I wonder if part of that fee doesn’t cover the parking cost? Sometimes, in my experience, parking isn’t actually deeded in a condo garage, but is contracted at a monthly fee. I paid about $15K more than this for a slightly smaller 2 bed/2 bath with a storage unit and large outdoor space, but no parking, just a few blocks closer to the metro from here last year. So, depending on what bells and whistles you want (den vs. a second bath, parking vs. outdoor space and closer to metro), this seems like a decent deal.

    • I should also note that my condo fee is about $150 less than the fee here.

      • I looked in this building – the parking spots are deeded as I understand it. If I had to guess, its an older building with a decent amount of maintenance, but the fee is too high.

  • The place looks very well kept. Great price for that location, especially considering it includes an actual garage and a separate study room. Looks like it gets a tons of light in as well. I say it’s a good deal.
