  • didn’t someone on a prior post mention that there were Condo board issues with this building? $314K – must be very small

    • there are no condo board issues in the building…you may be referring to the restriction that you have to live in your unit for 2 years before you can rent it (unless you have an excuse like a job elsewhere or military stuff). They did that so the building would retain it’s “home” feeling instead of like an apartment with a bunch of renters.

    Awfully dark! and fee seems high for a basement.

    • I went to see it and it’s definitely not dark. If you like being in the city, you really can’t beat the location.

    • IDK about that – I looked at Redfin’s 3D walkthrough and it looks like it gets pretty decent light. Plus, it doesn’t look like it is on the 16th St or U St side – so no rush hour traffic noise.

      It’s really hard to find anything other than an efficiency in this neighborhood in this pricepoint, so I think it should go quick.

      • I lived in this building (temporarily) a few years ago in a unit facing 16th. The rush-hour noise never bothered me. The hollering drunks staggering around 16th and U from Local 16/Stetson’s/wherever in the wee hours were a different story entirely…

    The only thing I can’t deal with is – a) basement + b) All the appliances would have to go to. Otherwise looks fine to me and good location.

  • Nice building and location. But price seems a bit ambitious for a place that will never feel like anything but a subterranean, light-challenged, cramped waiting room of a medical office. Come to think of it, it might have more traction marketed as a professional office, if that use was permitted by the building, because that’s what it brings to mind. Which isn’t to say it won’t sell at that price in this market anyway.

  • Looks like a perfect place for a first-time buyer who wants to be near the action. Good deal for the location if you ask me.

    They probably want stray cats to fight off the massive rat problem. Can we talk about how much that sucks?
