  • Looks teeny, but a cute house. Is that really how much houses in the area are going for these days?! Sheesh – seems overpriced, but Im not familiar with the SE.

  • Cute, but overpriced. I just bought a similar-sized house nearby in the $500s.

  • This one’s all location. It’s on an awesome block and has a deep front yard. Too bad the first floor is so dark.

  • sad that cap hill prices have gone this insane. this house is certainly not big enough for a family of more than 3. too bad that at that price point, for a tiny house without much charm, no less, middle class families are going to be driven off the hill for good. i thought i made a good living but sheesh, at this rate we will have to move off the hill once we start a family.

    • There are plenty of houses cheaper than this on the Hill, but you have to go a little further east (or north, or south). This is a really great location – close to eastern market/barracks row, but on a quiet block. I’m not surprised by the price. Four blocks east that price would surprise me.

  • I live a about 2 blocks away and sadly I have a feeling it will sell for about this price. My house is about this size but reads bigger and has a full basement and I am confident that if I sold it would go for somewhere in the same price range (that house is inside the historic district on the east side of 11th, I am just outside of the historic district). However, this reads as real small, smaller than mine, and a bit cramped. The current owner(s) didn’t buy this all that long ago – it looks like 2012 for $573,000 and the proposed assessment prices is $630,000 so if it overpriced, it isn’t by much.

    Nothing really stands out, but seems like a decent price for the location. I wouldn’t call it a “deal” though, based on the size.

  • Jeez, seems like a lot for a small house. However, I think it will sell for around that. I hope my tiny house in Columbia Heights is worth that much someday.

  • I love this house! But it’s a lot of money for a house that is really only appropriate for a single person and, at a stretch, a couple. Even just having 1 kid would make this too cramped.
