Given the escalation in price a full ten percent over the list price, as well as the quick closing, it is not surprising to see that the listing agent noted in the comments to agents during the active listing period in MRIS, “Multiple Offers under review.”

Homes within the immediate neighborhood surrounding the subject property have sold since August 2015 ranging from $399,900. to $770,000.

Current active listings for houses in the Northeast DC neighborhood of Brookland (legal subdivision) range in price from $275,000. to $799,990.. Incidentally, the house that is listed at $275,000. is a seven minute walk to the Fort Totten Metro (per google maps).

  • This is clearly in Michigan Park. Why is this even tagged as Brookland?

      The DC Office of Tax and Revenue disagrees with you, as does the Brookland Neighborhood Civic Association. When it comes to neighborhoods, there’s no such thing as “clearly.” Neighborhoods are as much about identity and vibe as they are geography.

      • While the DC Office of Tax and Revenue is almost certainly the most “official” source, it is not necessarily the best yardstick for neighborhood identification. Using it as the geographic arbiter would mean there is no Stronghold or Edgewood (because they lump them under Brookland). I think we can both agree that this is incorrect, regardless of the source. And while the Brookland Neighborhood Civic Association has their own boundaries, those same boundaries conflict with the very Google map they’re using to show them. I completely agree with you on the identity and vibe, though. At the same time, using logical physical boundaries may be more helpful. In this case, Brookland being bounded by Michigan Ave, South Dakota Ave, Rhode Island Ave, and the Red Line (https://goo.gl/maps/pwA682jEkKu).
