  • This isn’t an awful deal, but I’d have a hard time paying that much without better metro/grocery/etc access.

  • I just spent the last two weeks looking at row houses and detached houses from the Hill up to Michigan Park. I’d say this is overpriced by $600-700. Most of the three bedrooms I saw were between $2800-3000, and they were generally either larger than this one or in a better location.

  • I think the price reflects the fact that it is a John Formant house. One of the better developers in the area. Nothing will break down in the house anytime soon

    • That might matter to potential _buyers_ of the house, but is it really going to matter to potential _renters_ and should it really be reflected in the rent?
      Renters rent places on the assumption that everything works and that if anything breaks down, the landlord will repair it quickly. It’s a different kettle of fish when you’re buying a place.

  • Interesting, this place was actually for sale for like $750k for months. It’s right across the street from the high school, which is why it sat for so long. It’s a really really beautiful house.

  • This house was just sold a few weeks ago for 725K, it has a basement apartment, was more of an in-law suite when he saw it ! I cant believe people are buying houses for these prices for investment! Tenants can messup a new house real quick.
    We were also in the market for renting similar house, yes it is a bit overpriced but most of the 3 bed/2.5 bath we saw where overpriced. Keep in mind this is fully renovated, so compared to what we saw it is not that overpriced but I wouldn’t pay that much for rent!

  • If a group house…and if the 3rd bedroom is baby crib sized…with the inevitable “tiny room discount,” rents are $700, $1300, $1600. meh. I guess it could work. A little steep.
