  • What an odd building. The best thing would be if someone acquired this and the three other buildings on the same block, then built them up to apartments or condos. But the asking price is a bit high for 3800 sq feet of land.

    • It’s actually 2800 square feet of C-1 zoned land. So about $232/square foot of land. If this were C-2-A+ or R-5-B+, it would be a hell of a deal just to raze it and rebuild. At C-1 you’re looking at a much smaller/more restrictive use which means reusing the existing building is probably the only choice at this price point.

      So, yeah, unique properties require unique buyers and I’m not sure commercial rents can justify this price point factoring in build-out costs. I’d love to be wrong.

  • Good luck to the sellers if they can get that much out of it. I have a feeling that real estate values could be in for some changes soon, now that the word is getting out about increases in crime.
