    Aside from the Laura Ashley paint scheme going on, probably one of the more reasonable units I’ve seen in a while.

  • This seems like a very good deal. Nice location and seemingly good place. Also, the pictures make it look bigger than 630 square feet, but maybe that is just good camera work.

    • Space: The kitchen is tiny and the dining area only accommodates the smallest of tables; also, the closet space in the bedroom doesn’t amount to much. I’ll take steam heat over “central air” any day of the week. If it’s a well maintained building you’ll have toasty warmth and no heating bills. The window unit looks small but may be sufficient and will be cheaper than central air. The tradeoff with a unit W/D is that they’re small, they heat up a unit in summer and you have to turn a major wash job into a hanging around the house vs. big washers you pay for and needing to find a time no one else uses. At this price, I wouldn’t quibble.

  • This is quite fair, perhaps even a bit underpriced.

    • I’m on the hunt for a 1BR in the neighborhood right now. This is fairly priced for Kalorama-Adams Morgan.
      If it was (1.) below Florida Ave, (2.) had central air/heat, or (3.) had in unit W/D it would rent for closer or over $2K.

    • I seem to recall looking here–there’s a school next door (noisy by day, at times), parking is nonexistent much of the time and the Dupont Metro is an uphill walk home. OTOH, nice building.

      they should drop the “Kalorama” part. It’s not even Kalorama Triangle.

  • That seems like a pretty good deal. The only drawbacks I see are window-unit A/C rather than central A/C, and a shared (basement?) laundry room rather than an in-unit W/D.

  • This is the first time you’ve posted something that I consider a definite better deal than I have for my 1 bedroom in the U Street area. Looks like a very good deal.

  • It is in a great location, if on a fairly bland looking block, due the school and the Hilton, and somewhat prone to muggings at night due to the long unpopulated night streetscape made up of those two institutions (I used to live very close nearby.)
    You often tend to find nicer interiors in condos and coops, as this is, especially if they have been owner-occupied and not bought solely as an investment (as many terribly outdated condos are, I found when last looking for a rental – original 1960 kitchens anyone?)
    The downside is that if it hasn’t been bought as a long-term investment, it may get sold while you live there, before you choose to move, as happened to me when renting a condo nearby (which had previously been owner occupied, so a got a good run of over 5 years.)
