This property is notable for the mention of solar roof panels which, according to the listing, Solar Renewable Energy Credits “generated $3,088 in income in 2014”. The challenge with solar and other green improvements is that the real estate industry is still figuring out a consistent way of valuating these as improvements. This is a current conversation among appraisers, agents, as well as with multiple listing system providers who capture the listing data. Although there are marketable benefits in relation to saved energy costs, buyers are sometimes concerned about taking on leased systems, or technology that may age out.

With specific regard to Emerald Street, a one block long tree lined street not far from H Street, we revisited a couple of other properties last year. Prices in 2014 for these two settled sales profiled in Good Deal or Not Revisited (GDoN-R) were $669,500. and $630,000. with a $2500 subsidy.

The listing agent for this sale was Morgan Knull with Re/Max Gateway. April Brown with Century 21 New Millennium represented the buyer in this transaction.
