    I like this quite a bit. I live about the same distance from the Takoma Metro but in the opposite direction (off of Georgia Ave near the old Walter Reed). I like the layout of this house better than mine, and it is in better condition, but I like my location a bit better. I commute to/from downtown by metro, often work late, and find my walk home from the metro a bit more comfortable than from the metro to here, and I am closer to buses that are useful to me personally (often pick up S2 or S9 on Alaska Ave). However, if I were in the market right now, I’d put in an offer on this, unless I could find something similar in my current neighborhood for not much more $$$. I think this is appropriately priced – I’d be willing to go a little higher than this, but not a lot higher.

  • Taking a picture from that angle isn’t going to make the photo curb appeal any better. However, in the process of flipping this property taking the metal awning off even if they replaced it wasn’t going to cost a thing. Given the location the level of flip on this is appropriate – i.e. they didn’t try and over-improve for the neighborhood.

    • First, sink snobs, now awning snobs. It’s functional, people don’t like getting rained on when looking for their keys, the roof overhand is probably insufficient. If you don’t like it, get rid of it.

      the sofa in the basement looks like one I sold to a woman who lives in that general area. I wonder if she’s the seller or realtor.
      the location is probably better for a carbound person. the mishmash of uses and the lack of regular frequent pedestrian traffic on Blair (have been a pedestrian there) would make it unattractive for a lot of walking. The mishmash of uses also may make less attractive as an investment. Still, a nice place in good condition.

        Would not walk on Blair; walk on Sandy Spring (nicer but longer) or up to Eastern (more direct and still better than Blair) instead. Agreed on general point, though.

      • It’s just under a mile, so completely reasonable walking distance. Have to agree the walk down blair in that part of Takoma is less than ideal.

      This is not a flip. It is being sold by an owner who bought in 2005 and lives there.

  • Looks nice. I don’t know the comps, but it seems like a good deal to me.

  • Great deal! This looks like a very livable house for a family with 1-2 small kids. The back room could be a mudroom/stroller and bike storage. You’ve got a basement playroom that can house a hide-a-bed for grandparents. Use the half bath for guests and the full bath for the family. Plus a yard and parking. This house checks all of the boxes!

  • It’s a 12 min walk to the metro and 1 min walk to 3 Stars brewery. It’s def not a flip, I live on the same block and am sad to see the owners go. There’s been 3 flips with 2 block in the past year though.

  • The layout of the kitchen is terrible. I’m not a fan of putting a sink in an island, but in this case it would be an improvement. One meal in there and I’d be cursing the purchase.

  • I like it. This is in my price range and I could see myself living there.

  • This is about as good of a deal as one can get in this area for a place that is in reasonably good shape.

    People can be picky when they get into the $600k+ range. For this amount, people are looking for a bargain, and this is without question a bargain.

    In comparison there is a very similar unit closer to georgia on the north side of takoma going for $400k that needs a complete refresh. This one seems ready as is.

      Yeah, I know exactly which one you mean (on 8th, right?). That one is one block from me. Honestly, I’d probably still go with the one on 8th though, for the location, and given how long it’s been on the market, I bet they’d accept an offer for $375K. (I’m pretty handy and like to work – my house was in much worse condition than that one when I bought it).
