  • The only real downside I can see is having your guest room upstairs but the guest bath downstairs. Otherwise a good use of space and I am in total closet envy.

      I was coming on here to say the same. That’s a long flight of stairs to navigate at night when nature calls. Do they still make chamber pots? Otherwise I really like it. Clueless on the price.

  • If it weren’t for the windows I’d say it’s overpriced. But wow, those are fantastic.

  • I used to walk by here every day and always found the building strange. The small yard, the huge windows right on a busy street., the architectural incongruence. I often like modern buildings dropped between historic ones, but that one doesn’t really work. The unit looks nice and its a good deal give the square footage (although not really a two bedroom). But I suspect a lot of people will not want to live in that building.

      • That unit was the same square footage and was listed for 695k and sold for 749.

          Sure about that? Property records show that this specific unit here was placed on the market the day before the previous GDoN, delisted, price changed, then listed again at this price, and property records show no sales in the building in the last 3 months. Maybe it’s just an eerily similar unit that was listed at the same time, and maybe they’re just slow to update the sales records sometimes, but I kind of think this is the same unit and that its price was just reduced…


          On another note, one unit in this building was just listed for $899K, and another went on the market months ago at over a million and has been reduced to $929K.

      Yes indeed. At first I assumed that this was a different unit in the same building, but nope, it’s the same unit that was featured about 6 weeks ago.

    • Yeah, I remember liking the glass/wrought-iron coffee table in the staging.

  • I’ve always found that unfinished concrete block facade to be very cheap-looking.

  • At first, I thought this was a steal. Then, I realized that there is no parking, the roof deck is shared, and one of the bedrooms is actually a lofted space. I’d really call this a nicer 1 bed plus den. The exterior cinder block facade is horrible too–very east berlin.

  • Unless those windows are completely sound proof, I would never ever ever ever live right on 16th Street again. Non-stop noise. (yeah, yeah I know it’s city living but I do appreciate quiet time now and again).

  • Has anyone ever lived in a place where the elevator opens directly into the unit? I’d be worried that every time I call the elevator there might be someone waiting to jump out the elevator door at me. And I wouldn’t really like the door opening to my unit if I had a neighbor riding up to a higher floor with me… also, I think this building has half the units facing 16th and half facing toward Columbia Heights. It looks to me like this unit is facing Columbia Heights, rather than the street.

  • This is one of my favorite modern buildings in DC. I used to dream of living in this building in fact before I bought my house. This is a beautiful modern condo in a pretty good location. I think the fact the building is a stand out well designed modern building with a good location means it does command a bit more in terms of price.

  • Life along Sixteenth Street is very, very noisy.

  • I remember When this monstrosity was built and my dislike for it has not diminished. “The Cinderblock”, I call it. I’m amazed to find it even uglier on the inside.
