  • Ok, really… $1900 for that? Overpriced. Closer to 1600-1700 at best!

  • Having recently looked for a place in the area, this looks far better than many of the other similarly priced options. Can’t tell if that deck is shared but if not, I bet this goes quickly.

I agree. As someone who rents in LeDroit Park, this isn’t too bad. Small, maybe, but with a bike room and outdoor space.

  • this is ledroit park, not bloomingdale – which has a $200 – $300 premium.

though it is kind of small at only 522 sf.

  • Looks well-priced to me.

The way they separate ” W/D, Roof deck & bike room” leads me to believe that this doesn’t even include in-unit laundy. No deal.

I went to an open house when these condos were first built. The selling point of each is the outdoor space.

The interior space is poorly designed. In the two-bedroom I saw, the front door opened into a narrow hall with the bedrooms on either side. The living room/kitchen was at the end of the hall.

The exterior of the building is ugly as well. Does not play well with the other homes on Anna Cooper Circle.

  • It obviously doesn’t have a private roof deck – it isn’t on the top floor – from the views out the windows, it is lower. If it did have its own deck, it would likely rent for more. lt looks nice, though small. Nice, because it is a relatively recently developed condo.

The price is a bit aggressive – it has already come down by $95 per month, and may come down more. It doesn’t help to rent a place to obfuscate what is being rented – the owner put it for rent on Trulia originally at the higher price, misstating the square footage at 700 instead of 522 (an almost 200 sq ft difference makes a big difference in any unit, but especially in one this small), and stated “Washer/Dryer in a laundry room in the unit, which has more storage space” which totally confuses what is meant by the word “unit.” And the Trulia ad also states “You will have access to an awesome private roof deck (with a grill)” which is an odd interpretation of the word “private,” and contradicts the listing from when it was sold that refers to a common deck. And people wonder why their properties don’t rent quickly! – try being honest so renters can tell what the place includes and what it doesn’t.

  • I have lived in this building for the past three years. All of the units in the building are very charming, with great views of LeDroit Park and the neighboring Birney Mansion. And, yes, every unit has a washer and dryer with additional space in the laundry room for storage.

This particular unit does not have a private deck, but everyone in the building has access to a beautiful common deck with a natural gas grill and a view of the Washington Monument.

Don’t forget that in DC you’re not paying for square footage. You’re paying for life style. And you can’t beat the access that you would have to some of the best restaurants and bars in the city! It’s like living in Mayberry, except you walk five minutes and you reach a destination restaurants!

This location would perfect for a single person who is still enjoying life!
