  • I do not really get the “w/ option for 1BR w/ den” thing. Isn’t that arguably the case for any two bedroom? And why is that a better thing? Whenever I hear that, I just assume one of the bedrooms is too small or doesn’t have a closet.

    • Or, as in this case, is not really a private bedroom, as it does not have a more soundproof and lightproof door that can close off the bedroom, so is better NOT used as a bedroom. What they really mean is one-bdrm + den, could be used as second bedroom. And price seems high for this.

      • Right, I mean that is my point. If listed as a two bedroom, there’s always the option. If listed as 1 bedroom w/ den, there isn’t always the option. That is why I didn’t get this listing.

  • Very pretty, good proportions, and nice layout but that’s a stupid price for a 2BR in condo in CoHi.

  • The bedroom looks neat with all those windows and a door to a patio–I don’t think I would feel that comfortable having that as a bedroom–maybe in a beach house. Looks like the bedroom was originally a sunroom that was rebuilt. Maybe its called a den because you have to walk through the one area to get to the bedroom. Do you have to walk through the den to get to the bathroom?

  • That corner “bedroom” with all the windows looks suspiciously like a den to me — I don’t see a closet, and the French doors (which I assume are there to let more light into the kitchen/living room) would need to have curtains for this to be used as a bedroom.
    It looks like the red building next door is at least partially commercial, with a salon on the first floor and a laundromat in the basement. The laundromat probably means lots of foot traffic — I think I’d prefer not to live next to one.

      It’s an “optional” den!

      • I think they’ve got it reversed — it’s currently a den, but could be an “optional” bedroom if the buyer wanted to put a closet in. (And maybe replace the French doors with something more bedroom-suitable.)

    It is definitely sun-filled. It is also directly across from the CH Giant, which could be a good/bad thing; I certainly hope they have good sound-proofing, given the heavy foot and vehicular traffic on that block.

    • The bedroom has way too many windows. It’s the one room where a lot of people don’t want a lot of sun. The price is way too much for a 1 bedroom+den.

  • Price isn’t bad for the size. I’d love to have that den as an office with all those windows and quick access to the deck. But yeah, it wouldn’t really work for a roommate situation and I wonder about the closet situation.

    Very nice place! But for that cost, I’d want the second bedroom to be a real bedroom.

  • For the lack of a true 2nd bedroom and location next to a commercial building and at a very loud location (trucks beeping as they reverse into the Giant garage at all hours), it should be about $100k cheaper.

  • Reminds me of the Mitch Hedberg bit:

    “I just bought a 2-bedroom house, but I think I get to decide how many bedrooms there are, don’t you? “F*** you, real estate lady! This bedroom has an oven in it! This bedroom’s got a lot of people sitting around watching TV. This bedroom’s over in that guy’s house!”
