  • Considering the number of 2-bedroom places in Hill East for this price, I’d call this a good deal.

  • I’m interested to see what PoPville would think this house is worth if it was listed for sale.

    • I agree, I’d love to know what people think this house is worth. I live three blocks away and would buy this in a heartbeat if the price was right. That half bath at the front door/ carpeting and awkward covered patio would all need to be reconfigured but it has tons of potential I think.

    • There’s a similar partially updated house on Kramer that’s been on the market almost 100 days for $540.

  • Why do they have SO many houseplants???
    The carpet sucks, the back porch awning is weird, and the third bedroom could be a closet… but I do think it’s priced accordingly.

    • The plants are just creepy. They even have them on top of carpets in some areas. The carpet would be fine if cleaned, annoying but not horrendous, and yeah, the awning is strange, but functional I suppose.

  • Oof that carpet. That said, I could totally see this as being great for a couple with one kid. Not too expensive, decently spacious. Would be a hard sell for a roommate situation though. One full bath would be an issue.

  • There is a lot of weird in this house, but I’ve definitely seen worse. that third bedroom is about the size of the room I lived in when I first moved to DC, though I did have a small closet. I paid $700 in a much better location, but that was 7 years ago.

    • Most federal style row homes were originally configured with the 2 bedrooms in front to include that smaller bedroom. Unless you combine them into one room, I’m not sure why people always mentioned the small room in a negative way…it is a legal bedroom. Wonder what people would want to see done with that room. Should sellers not list their homes as 3 bedrooms because of the size of that small room?

      • I don’t think anyone’s objecting to listing a small bedroom as a bedroom; they’re just pointing out that although a given room is listed as a bedroom, it’s too small to effectively work as something other than a nursery or office.

  • I’m guessing those plants are hiding some dirty secrets on that carpet. You can see some stains in some of the pics.

  • Remove the carpets, refinish the hardwoods, paint a nice neutral grey/tan, install cheap granite and stainless steel appliances in the kitchen, and I’d bet it rents for $3k.

    • Yes, I cannot figure out why DC landlords have this love affair with dirty tan carpeting!!! Hardwood floors, properly finished, will outlast an old house, and don’t need to be refinished all that often. And people could live without the years of accumulated filth (and allergens) of others underfoot. If you want a rug, you can add one yourself on top of the wood.

  • Based on the location and square footage alone, it’s a good deal. While many people would not choose these finishes for their own home, they are definitely consistent with rental grade options. I’m surprised it’s still available.
