  • Okay, so I love this and would live here in a heartbeat if I could afford to live here without roommates. BUT, I think saying this is a 3-bedroom is a stretch. The other 2 “bedrooms” were pretty small and could see them being used as an office and a kids room, not bedrooms for anyone over the age of 10. Obviously great for a small family though.

  • Man I have always dreamed of living in one of these townhouses but I’m disappointed that it is a) so expensive and b) has parquet floors.

    • Almost everything in that part of SW has parquet floors. I personally cannot stand them. Turns out, nearly all the co-ops in SW (and the “nice” part of SW is almost exclusively co-ops) were built with parquet floors and require owners to maintain them as such. You could replace them, but when you sell, you have to put parquet back in.

      Otherwise, gorgeous house, but I think it’s overpriced

    • Parquet floors were a thing when these places went up–60s/70s. Be glad that the other fad of that time, wall-to-wall carpet, wasn’t adopted.

  • they need to pay off those fancy Walker Zanger tiles in the bathroom. I have a much smaller amount as a an accent it was steep. Funny to see an entire room covered with it.

  • This just sold last week – $935,000. Seems like an expensive property to hold for investment.

    • I really like the house and the location. $935,000 purchase price for investment so the mortgage was what 70% LTV ? Downpayment of $280,000 and a loan of $654,000 estimated payment $3500 a month. So the rent covers the payment with $550 or so excess cash flow. Are they thinking a few years down the road to sell at $1.2 mil or so after the waterfront project is done? Curious of the thought process.

      • Don’t forget to add in the monthly Condo Fees–and I’m sure it’s very expensive. It’s way over priced if it’s selling for $935K, even if it top of the line renovation & you consider the high condo fees. (I also live in SW & our townhouse condo fees are almost $600 a month! I’ve seen some highrise condos in SW w/condo fees of more than $1,000 a month!).

  • We all know what a dirty old broad I am. So I need to know… am I the ONLY one seeing ladybits in that landscaping?

    Love all of the outdoor space and parking for 2-3 cars is sweet if you’re sharing it. Great kitchen too. I think the price is pretty reasonable given the quality and # of bedrooms.

    Wow, I was sad when this place was too expensive for me to consider buying. Now that I see that kitchen, I’m not sad I couldn’t buy it. Closure achieved!

  • Investors have been buying odd properties. I know of one that went for top dollar with a nice renovation. The buyer must have thought the ridiculous price could go higher, except that doesn’t seem the trend. This one seems like the same thing–just because people are investors doesn’t mean they’re skilled investors.

    The house looks very nice, but oddly, there are no pics of the water views and most views seem to be of other units.
