It looks like the investor got a pretty good deal on this property when they purchased in September 2013 off market for $389,000. Commenters to the original Good Deal or Not (GDoN) post opined that the completely renovated home facing the most fabulous tree in DC was a tad overpriced at $839,900. That said, a buyer willingly paid the price (plus an additional $100).
Prior to this, the most recent sale on Grant Circle was a similarly sized and renovated house that sold for $727,000. in September 2013. Petworth real estate first hit the $800,000. price point in December 2013. Since then, including the subject property, there have been a total of five additional settled sales over $800,000. and one pending sale listed over $800,000. So far, $840,000. is the high mark, with one other sale at this price besides this one.
