  • Not enough bedrooms and not close enough to the Metro to command that price. High 700’s seems more likely. There’s a stunning property on the market a few blocks closer to the Metro priced at 700. No granite/marble, but a lot more charming. I’d much sooner go for that one than this.

    • Correction – the other house is priced at 800. I’d still take location and charm over pretty counters!

        It’s not that far from Metro, like 7 blocks. The big houses like that renovated have been selling for $800k-900k as far east as 20th for the past year.

        • Right. The big ones. This is only 3BR. I could see it selling for list if it was bigger OR closer to Metro.

            That’s true. I didn’t look at it that closely. From the pic it looks like the bigger ones. I guess we will see if the market supports this or not. A 3 bedroom rowhouse on 17th and Otis listed at $699k and sold for $710k. This is detached. Based on that, my guess is this will go for at most $850k.

  • i think agent confused brookland with brooklyn. tough to say exactly how overpriced since i don’t know sf, but i think its at least 100k too high. though does have nice finishes.

  • Wow. I saw this house pre-reno last winter, when it was listed for $430k. When we opened the front door, there was literally a waterfall situation happening in the living room, coming from the second floor, and the house smelled like natural gas. Needless to say, we got outta there quick. It looks great now–although I agree that it’s overpriced!

    • yeah, it sold for $365k in April 2014. Pretty amazing markup, even though it sounds like they did a ton of work on the place!

  • We live in Brookland/Woodridge, and we were commenting yesterday that it seems like 800 is the new price in the neighborhood. There have been perhaps 10+ >$750 houses in the past 4 months. They were all bigger than this, though. There are two right now in the 1300 block of Lawrence, there’s one on Monroe, and there was one on Monroe that just sold for more.

    • I’m not sure I’ve seen anything with less than 4 bedrooms go for over $800k (there was one that sold right AT $800k this summer, but it was an exceptional renovation and there may have been a seller subsidy). Nor have I seen any row homes breach the $800k barrier.

        All the $800k+ houses seem like they’ve been at least 4 bedrooms. That new construction house on Monroe and 16th is under contract for $998k. I think that one sets a new high for the neighborhood.

        • Under contract? Or list price at contract? Either way, we shall see where it ends up at close.

            Yes, we will have to wait and see. It did go under fairly quickly. It’s been under contract for a while. It should clear pretty soon.
