    $2450 for a cave-like, nearly windowless, basement apartment – not including utilities or parking. Well, now I’ve seen everything.

    • Way over priced. Larger than many basements and with bigger windows, but stainless steel appliances and a whirlpool (very 1990s–difficult to clean; I got rid of mine) do not justify the rent. The parking rental is what you’d pay for an indoor spot elsewhere in the area. Baseboard heating-type heating is the worst–expensive and not really warm.

    • And your apartment looks like…what? This is a very nicely done unit w/ good materials. May not be your taste but…it is NOT outdated .. especially when the decor needs to be not-specific. And I do not believe those are baseborad HEATERS, just wide baseboards for a nice effect. Although if they were, you would be right on the expense, of course.

      summarizing: don’t look in Logan Circle historic area cuz this is what’s here. Always has been…

      • If you like it then rent it, even though there are nicer above ground places available. Stainless steel is meaningless (an extra $50 an appliance, the price of an ice maker) and whirlpools were a perk for a short time until people found them impossible to clean and rarely used as whirlpools. The ad is overselling, and its target audience (people who like prestige and amenities) will be among the first to balk at living in a basement.

  • This is arguably one of the best locations in the city right now. And it has a W/D, fireplace (!) and some outdoor space, plus an option for off-street parking. Not sure why folks are having sticker shock here.

    • Because it is absurd! I live in an above ground 1 br on 13th and Corcoran with central heat, recent renovation, hardwood floors etc for 2k. I’m sure rent prices have increased in the 2 years since I leased it, but not that much. I think other folks are probably feeling the same way.

      $250 is about the market rate for parking in this neighborhood; you can find a space on Craigslist pretty easily. Not really a perk to be including the option with the apartment.

    • Because there are 86 one-bedroom apts. in Logan Circle on CL right now between $1800 – $2500 – most of which are nicer?

    • ..and what would you feel would be a fair price? Just curious…

      • I live 2 blocks west in a similarly finished basement 1/1 that looks to be about the same size as this with attached covered parking for $2250. I don’t have a fireplace but I do have a massive roof deck that I share with the only other apartment in the building. With parking this place is $2700, which is just about what a friend on 13th and N pays for a bright, nice 3rd floor 2br with a parking spot. Logan is expensive, but this is still way overpriced. I wouldn’t be surprised if this has been sitting for at least a few weeks at that price

  • It’ll go to a younger gay couple that only wanna be here for another year or two…

    If I’m single and can spend 30k a year in rent… then I’m not gonna live in a basement.
