  • I’m torn on this one. Yes, the location is a problem, but how many places west of the river, this size, can be had for this price? I’m also partial to non-flipped properties but I’m sure this house is going to have some issues that will cost $ in the near term, let alone what a substantial renovation would be on top of an already sizeable purchase price…. I’m going to say not a good deal, although it is close. Closer to 400 sounds about right to me, any more than that and I’m thinking that there are much more attractive properties EotR that are closer to metro and in areas that will improve more quickly.

    • Obviously anecdotal, but I bought something in similar condition and it’s as sound as can be – I’ve only spent any meaningful amount of money on optional upgrades. I’d be much more concerned with problems in a flipped property since you’re less likely to know what you’re getting yourself into.
      This is still way overpriced, though. There are things in better shape closer to H Street for less money.

      • I guess I’m relying on my own experience with a similar property which required a lot of work. I do wholeheartedly agree with you, however, that I’d trust this sort of house over a flipped one any day. I’m not sure there is all that much closer to H Street in this price range though. If a similar house in this price range came up in Trinidad or Kingman Park those would both be far better options.

    For an old guy like me, who just wants a home, isn’t willing to pay a premium for a flip or for neighborhood amenities that appeal to people half my age, this almost looks like a decent deal. If I were willing to do more driving rather than preferring to walk and ride transit, this would be an excellent deal. It’s pretty cut-off from transit though – the nearest bus stop for a bus to downtown is an indirect half mile walk through a neighborhood where I still wouldn’t want to walk around at night all the time.

  • I like the house just the way it is. I prefer this over the flip in Trinidad the other day. This is the type of row I would like to buy and I like the price – but not for this neighborhood.
