  • Might be a bit too much for an 800 square foot basement apartment.

  • Not exactly a basement. I’ve wondered about it, though. the current tenant seems to spend a a lot of time on the porch in warm weather–800 sf for a 2/2 explains. They want std-sized (rather than apartment-sized0 stainless steel appliances to compensate for having no kitchen space. Tiny rooms all the way around. Mounted tv = no space.

  • It’s a cute place and the location is nice. But 820 sq feet is ridiculously small for a 2 BR. For that much, I would really expect a bigger place, and to not be in the basement.

      It is not ridiculously small, moderately small yes, but I would guess an average 2br is around 900 sq ft, give or take. 820 is not even close to ridiculously small. I lived in a 700 sq ft 2br in college, and even that had some wasted space.

      • For $3K/month and two bedrooms, yes, I do think 820 sf is ridiculous. I know that the trend lately is towards higher rents for ever tinier apartments, but that doesn’t make it reasonable. I toured a number of 2BRs looking for my current place and anything below 900 sf felt pretty cramped to me. Unless I were living alone, I think I would really miss that extra 80+ sf.

    What people will pay to live in Logan Circle these days blows. my. mind.

    • Um, you all have really unrealistic expectations for two-bedroom rents. I live in in SW in a two bedroom which is smaller than this, and the rent is $2400. I don’t think you could find anything else in Logan close to $3k

      I live in a 1 bedroom in undesirable Upper NW (or upper Safetyville as someone called it earlier this week) that is the same square footage, if not more then this 2 bedroom for half the rent being asked here, all utilities included (premium cable, internet, gas, electric) & off-street parking. Sure, I can’t walk out my door to bars, clubs, restaurants and it takes me a little longer to get to work, but the peace and quiet (and accessibility to Rock Creek Park) more then worth the extra 20-30 minutes it takes to get to work in the morning.

      • The “undesirable Upper NW” explains the discrepancy. I’m glad that it works for you though – there’s a lot of pretty trees and things over there.

  • I think this is one of the prettiest corners in the city, and one of the most convenient, and I lived in that block for a year and a half. I agree this is small for the price, but think it could be a nice place for a younger couple that wants space for an occasional guest. It would be especially nice if the new tenants got rid of the green paint.

  • My friend used to live in this exact apartment in 2008. He paid $1600/mo. That’s a 66% increase in just 6 years. No thanks.

  • You do pay for the location…. especially in Logan which is why I don’t think the price is that ridiculous at all. I think it’s a cute place.
