    Love it. Don’t know much about the neighborhood but this place is both cute and spacious enough for an individual/small family. I imagine it will move pretty quickly at that price.

    • To Eponymous: So true. It’s a lovely place, but way too far off-metro for my taste. And the Takoma area is tough to navigate without a car.

  • Beautiful. A little far from metro for my taste, but that’s the tradeoff for a fully-renovated 3br at that price point.

  • I live across the street from this house, I was wondering what this was going to be listed for. I love this neighborhood, its so quiet and the neighbors are fantastic.

    • Can you please tell us a little more about the neighborhood? Do you drive everywhere? Are there any amenities in walking distance?

      • Unfortunately no, but that is what drew me to the neighborhood. I moved from downtown and was looking for a quiet friendly neighborhood. They are building a walmart with additional retail and restaurants less than 1 mile away, completely walkable. Brookland is also 1 mile away and has been blowing up with new restaurants and bars. When there is minimal traffic I can get from my house to downtown in less than 15 minutes. Also, Fort totten stop has 3 metro lines and the K6 bus stops right in front on my house and takes you right to the metro. I thought I would miss downtown but I haven’t thought twice about moving out here.

  • I live nearby and it really is a great neighborhood. You are a short walk to downtown Takoma, including Republic, new Busboys and Poets, farmers market, Food Co-op, etc. Also walking distance to Takoma Rec center with indoor pool and newly redone playground/splash park. I have a young kid and there are nearby schools (charter and private, public options not awesome) and tons of activities including outdoor concerts, soccer at the Rec center, etc. The only thing you have to drive to is the grocery store, but a new Wal-Mart store is coming to the corner of Riggs and South Dakota, which is not that far away. Easy access to both Takoma Metro and Ft. Totten. We think our ‘hood is a hidden gem.

    • This house appears to be 1.2 miles from the Takoma metro; is that accurate? If so, I wouldn’t consider this a reasonable commuting distance. The price point is lower due to the following:

      1) Not walk able to metro (general sense)
      2) Elementary school options are limited
      3) The third bedroom is the basement

      The entire area is definitely a hidden gem however, I agree on that front. Overall, I’d say priced accordingly, but not a steal by any means.

      • Our house is .75 miles to Takoma metro (we’re up the street) and it takes about 12 minutes to walk it. There are also commuter buses during the week running to Ft. Totten and Takoma. Agreed on lack of public school options, but there are several good charters nearby (CapCity, Shining Stars) and in Brookland (Yu Ying, Inspired Teaching, Lee Montessori) which is a short commute. You have to lottery in, but you have several convenient options to try for. Most of the homes sales in the area are going to younger families because this is a good price point. I think this particular house is priced about right if not a bit high. There are new construction single family and town homes being built at the corner of New Hampshire and Peabody that are in the high $5k to $7K range, which should mean smaller existing homes will go for a lower price.

  • Neither Inspired Teaching nor Lee Montessori are in Brookland. They are in the same building in Edgewood, which is really much closer to Eckington than Brookland (which is a couple of miles away).

  • This is the best neighborhood in DC. No riffraff. Very quiet. The perfect place to own a home.
