      • Ha, this is interesting, because I’ve been wondering lately why the high-end developers haven’t switched from gas to induction stoves. I LOVE induction cooking, my parents have one and going back to my gas stove at home after a visit at their place just isn’t the same.

    • They got a better real estate agent and a stager, that’s for sure. It presents much better now than it did before. It also looks like they took a mess of wallpaper down and opened the kitchen up significantly. With the renovations and closing costs, they might actually only be breaking even from the $2.5M purchase price.

      • Wait, just went back and looked at the hipchick recap. Settled sales price of $2,407,000 (in cash! Holy flurk!). Even still, they’ve done some work and will have fees, so that $400K profit (if it sells for $2.8M) isn’t really that extreme.

  • I live a few blocks away and watch the market pretty carefully. I think that the the price is almost spot on, and it’ll sell for asking or close to asking.

    The only “downside” is that it’s right across the street from the Eaton elementary. So, there is a good amount of traffic during school days.

  • I actually think this is a pretty good deal. 4,400 square feet is a large space, and there are plenty of people in this town who can drop $3 million.
