  • Meh, it’s a little high but someone will definitely rent it.

    Yes, Dasha and I&C are great bars, and the Derek Brown strip mall is nearby. BUT that cross street (again, just my humble opinion) is a $3,600 3/2 type of area. There’s nothing cool about this place, it’s just a renovated rowhouse. If there was a cool outdoor space, a rooftop patio or even parking then sure maybe you can stretch for $3900….

    With these kind of houses you’re looking at one person spending more on the master and the other two kind of picking up the slack. It seems a bit high to expect a $1380/1260/1260 rent split out of this house. I wouldn’t pay more than $1300 tops for a master in a shared house in shaw, but maybe it’s improved enough in DC’s eyes that they can get that now. You can pay 50$ more a person and be in a bad ass house in an ‘established’ neighborhood.

    It’s not a HUGE adjustment, but $3600=$1280/1160/1160 (for example) seems more in-line. But again I could just be not up to date with how people perceive the neighborhood now.

    I live in Shaw, and love it enough that I’m moving to one of the new buildings in the area soon. Which, by the way, aren’t a terrible deal if you are able to negotiate. The flats at the metro still has vacant apartments from like, October and I think (hope?) they’re realizing it’s crazy to ask someone to pay $3200 for a small 2br in the neighborhood.

  • Im interested to see what people think about this price. If its reasonable, I need to start thinking about moving out of my Bloomingdale home and taking the money and run!

  • Surely rent isn’t that high on this street. I’d say this should be priced between 3000-3300

  • Somewhat overpriced…I’d say this should go closer to $3500-$3600. Anything below that is a steal, anything above that, you could do better further west.

  • You people are crazy and obviously are not in the Shaw rowhouse market. This is a pretty good deal.

  • Looks spacious and very nicely renovated. I think $4K is a little high and $3.7K would have been a more reasonable price, considering there is no deck or parking space or patio. But it will probably still rent though – nice location.
