Yes, despite the $922. monthly fee, this building is actually condo ownership and not co-op. The building was built in 1960 and has an elevator, and a roof deck, and a 24 hour front desk person…all expensive from a maintenance and monthly fee perspective. Additionally, the fee includes gas, and electricity (as well as the typical water/sewer, common area maintenance, master insurance, management, and reserve funds) .

Many PoPville commenters to the original Good Deal or Not (GDoN) post were not particularly impressed. The unit sold above list in a week anyway.

This is the highest priced sale in this building to date. The next highest sale was for $401,068. in 2005, for the same tier layout one floor up. The last 2 bedroom unit to sell in the building was in August 2013 at $320,000.

There are currently two 1 bedroom units actively for sale in the building (priced at $295,000. and $339,000) , and one 1 bedroom under contract (listed at $320,000.)

  • Dated a guy in college who lived in this building and everyone called it the Bong Hit (the building’s name is the Bon Wit). I don’t know if it’s any better now – that was 15+ years ago – but can’t imagine paying that much money to live there surrounded by GW students.

  • We lived in the building during law school and sold our 1-BR for $363,000 in 2006, so I am actually surprised that 1-BR is going for $320,000. But then again, we had updated the bathroom and kitchen (not nearly as nice as the GDON, but still not original) and perhaps that unit for $320,000 is not updated.
    It is a good location, but the building is definitely full of students and elderly, which is an odd mix.
