For units 500 square feet and less in this building, this was the highest price so far. The next highest price was paid in August 2013, at $298,000., for a studio with a tax record square footage of 444 square feet ($671/square foot).

Looking at the zip code 20009, which includes both Dupont and Adams Morgan, the median sold price for one bedroom one bath condos has fluctuated up and down over the past five years, but has generally stayed in the low to mid $300,000’s. Over the past year, there has been a steady increase in median prices into the high $300,000’s. March 2014 saw a five year high median price for one bedroom one bath condos in this area of the city, at $428,700.

Including this unit, there have been a total of four condos in this building listed for sale so far in 2014. In 2013, six units hit the market and sold ranging from $235,000. for a 415 square for studio ($566/square foot), to $560,000. for an 870 square foot two bedroom one and a half bath unit ($644/square foot).

Because somebody asked in the original Good Deal or Not (GDoN) post, most recent rents noted in the multiple listing system in this building were $2195. (December 2013) and $2300. (August 2013) for one bedroom units.

  • This is a studio with a fake wall, not a 1BR. Bad deal, IMHO.

    • it has a door though. def not a studio. the bedroom is small but its still a bedroom.

      • This was originally built as a studio. It’s a hollow wall that they added, probably cost about $5K. If you notice the pics, the wall doesn’t extend all the way up to the ceiling and there’s no electrical outlets in that wall. If you went back to the city tax records, it will most likely show this as a “studio – 0BR.”
        I think this is a bad deal for a studio in this location. I’m flabbergasted that they got $35K extra for it in a bidding war. It’s a lousy deal.

  • Over twice the price of the place on Clydesdale posted yesterday. This unit has a balcony, the semi-wall, and the building has more amenities and is closer to a Metro. Still, not worth the difference. No one mentioned the tiny fridge in this one, as opposed to being all over the one in the Clydesdale place.
