Since June 1st, 2013, there have been a total of ten fee simple sales within a 1/3 mile radius of the subject property. The lowest list price for any of those homes was $1,075,000. (sales price was net $1,145,000.) Earlier in 2013, a property in need of significant renovation a block north at 2708 Woodley Pl NW was listed for $775,000. (and sold in May for $772,000.) In December 2013, after being fully renovated, 2708 Woodley Pl NW sold for $1,279,500.

This part of Woodley Place NW is particularly appealing because although it benefits from being so close to Metro and the hustle and bustle of Connecticut Avenue, it has a quiet neighborhood feel.     It was a stellar deal which is why a nearly 900K fixer upper was only on the market for 8 days. It’s all about the location.

    I will venture a guess that this house was bought by someone who is just going to out 100K into it and resell it in the coming months.
