  • This has to be a joke. I live a few blocks away from here in a house 3x the size and this is more than my PITI.

    • When did you buy your house? There’s nothing anywhere close to this location where a $2,500 PITI with a <=20% down payment would get you over 2,000 sq ft.

      That said, property tax records show the 2 bedrooms in this unit sold earlier this year for between $349,000 and $386,000. So unless this area has gone completely insane, this is not a good deal.

      • This year. We got our mortgate at the absolute nadir of rates in the spring. That fact alone is saving us $300 or so a month.

  • Overpriced! And pretty certain those bars are at least 10 blocks away!!!

  • You’re s**tting me, right?! $2,500 for a two-bedroom in that area?! I pay less than that for a 2-BR in Logan Circle. (And neither of those two bedrooms are windowless. And I have a dishwasher.)

    • Not to defend the rent for this place, but less than $2500 for a 2-BR in Logan Circle is one hell of a deal.

      • Yeah, my place is definitely a small 2-BR, and there’s only 1 bathroom, but it’s newly renovated, and it’s one hell of a deal. I realize it’s only a matter of time before the rent skyrockets and I have to move to Shaw or Bloomingdale, but I’m going to enjoy my perfect location while I can.

    • ?? All rooms have windows in this place. It also has a dishwasher. ??

  • Eeeeek. Yea, this is not at all in line with reality.

  • I looked at units in this building when I was looking to buy last spring. The neighborhood is fine. it is a relatively quick and pleasant walk to amenities on both 11th and 14th Streets. There is a police station on the block. I ruled it out buying here because the construction is very, very flimsy.

  • The negative comments here are cracking me up. We looked at buying one of the units and got outbid. the unit we saw had a good amount of space and nice fixtures, I don’t think the price is unjustified especially with your own parking spot and the roofdeck.

  • Agree with carlosthedwarf. I’m currently looking in Logan/Dupont/Kalorama for a 2-bedroom and my budget is $2200, and I have options. Would NEVER pay to live in Parkview for $2500/month. My mortgage for a fully renovated, 4-bedroom rowhouse in Petworth is $2900/month (purchased 2 years ago).

    • Where in Petworth are you (because that makes a big difference) also with utilities you are paying over $3k per month. Good luck with that $2200 budget in those neighborhoods!

  • I am looking to rent right now and can’t find anything will all the updates, parking, roofdeck, and close to the metro anywhere in that area. If not a good deal, where close to 11th street is there right now? I see things for 2,300 and 2,400 but no parking. I see things for 2,100 and 2,200 but in a basement with no parking!
