  • This is a good deal. Move this house three blocks closer to the Brookland Metro and the asking would easily be $100K more.

  • This is a good deal. The Brookland metro is about a 15-20 minute walk and the neighborhood is definitely developing.

  • I iive about 3 blocks from this park in the direction of the metro. Not sure I could get $100k more for my house, but thanks for assuming that! My opinion: Good deal if you like the park across the street. Bad deal if you dislike the fact that said park (and Otis street between) is always inhabited by twentysomethings with seemingly nothing better to do, but there is always a lot of litter on the ground.

    • We must be neighbors. I live on the other side of the park (cross SoDak). My house was appraised at $390k last year prior to any renovations. We are planning on having another appraisal once we finish the basement. The market has gone up, so you may be surprised at what you could get!

    It’s a good deal. A similar house in not nearly as good of shape, without A/C went for $325k last summer. Other houses in similar condition have been getting around $400k.

    The only negative I can see is being across for that school/park. A lot of activity goes on in that park.

  • I saw this house before it was flipped, its pretty far from the Brookland metro and it is definitely half of a duplex. It looks less siding-ish in person, even though its a big siding tower. I don’t remember the price actually being much lower than $349 when I looked at it in June 2012……. looks like it sold for $150k. Tidy Profit!

      I’m also on 18th, and it is a bit of a hike. Not that bad if you’re in good shape. The G8 bus picks up at 18th and Monroe and goes straight to metro. It runs every 5-10 minutes at rush hour, but about every 30 minutes other times. I use the bus when going to/from work. If I need metro other times I just walk.

      • I walk from SoDak & 19th. I cut through the neighborhood and it takes less than 20 mins. I think there is another bus stop on Randolph towards 18th that goes directly to the metro, but I’ve never taken it before.

  • I actually looked at another house for sale on the 1900 block of Otis…for some reason the majority of the houses on those blocks are these really odd mismatched duplexes. I ended up in a different part of Brookland…I am really excited to be a new home owner in the neighborhood!

  • the major – emphasis MAJOR – drawback of this house is that this block is plauged by young men who hang out constantly on the street selling drugs and doing Lord knows what else in the park – and the corner that this house is on has the worst of it. a constant stream of undesirables. without even looking at the listing, I say YOU HAVE BEEN WARNED !!
