I thought this was interesting because it was specifically renovated to be a group home.

The house is in NW DC, a few blocks (10 minute walk) from Takoma metro (red line). It’s located on a large corner lot with lots of natural light, directly across a park and the playing fields of Takoma Recreation Center that includes tennis courts, baseball, basketball and swimming pools (free to residents).

If you are not familiar with Takoma, DC, it is a hidden gem in the city. It is just a few metro stops north from the bustling Columbia Heights, 14 Street NW, U Street and Petworth metros. Once you disembark you will notice the laid back and community vibe of this area. Plenty of restaurants are within a short walk and more are coming including a Bussboys and Poets. This area also boasts a year round Farmers Market. The market includes the freshest local, seasonal produce, breads, pasture raised meats, artisan cheese, eggs, baked goods and more from 23 farms located within 125 miles of Takoma.

The house has 6 bedrooms and 3 full bathrooms. 5 of the rooms are huge, and 4 of the bedrooms have en-suite shared bathrooms, i.e. they each have their own private entrance to a shared bathroom. The sixth bedroom is smaller than the rest but does not give the feel with the added window and skylight. The master bathroom has both a shower and a corner tub.

The enormous kitchen has granite counter tops and brand new stainless steel appliances – 2 large refrigerators, 2 dishwashers, a gas oven/stove, built-in microwave, plus a 2nd cooktop and a 2nd sink/garbage disposal in a central island.

On the ground floor there’s a large living room, a sun room that overlooks the park and playing fields across the street, and an outdoor deck and a patio. There is a separate den/living area upstairs, and a private balcony attached to the master bedroom. This is a quiet corner lot with tons of outdoor space.

The house has a top-of-the-line combination washer/dryer, central air, and newly refinished hardwood floors.

The driveway is big enough to fit two cars, plus plenty of no zone street parking.

  • its a beautiful home, perfect for a group and prices are very reasonable. the one downside is that, the location may not appeal to some. great neighborhood, and the house is a perfect example of what’s out there for groups willing to venture north but going out would be tough. especially with it being on the redline…

  • I love the posting – and the house seems like a good deal. Sounds like a landlord trying to be practical, realistic and non-rapacious.

  • Are group houses legal in DC? I thought DC had a law that no more than 3 unrelated people could live in a house.

    Double the appliances in the kitchen is smart. I wonder if they have more than one laundry machine?

  • looks like the basement isn’t included, and tenants will be living above somebody else (2 utility meters and no mention of basement). not an ideal setup for a group house, or for anyone below. rent would be much more appropriate at $3,000 than $4,800. While the owner designed it specifically for ‘high occupancy’, that doesn’t mean he can charge at the rates you could for ‘low occupancy’. $500 avg. per person is much more appropriate for this location. If you go check out this house, I would barter, ALOT!!! ps – sounds like one bedroom is actually a closet with a window.

  • combination washer/dryers are the worst. and sharing one among 6 people does not sound like fun.

    also, if the house has 6 bedrooms and one is a master (with bathroom in it) and 4 others share 2 bathrooms with private entrances,

    a) do your guests have to go through a bedroom to use the bathroom?
    b) does the person in Room 6 have to go through a bedroom to use a bathroom?
