The general consensus of the commenters on the original Good Deal or Not (GDoN) post for this property was that it was priced well. Towards the end of the discussion, there is even a suggestion that it was expected to sell quite a bit over asking. In the end, the net price (factoring in the seller closing subsidy) is actually $2000. below asking.

It is understandable, however, why there was an expectation that the property might get bid up. Within the past six months, there have been (including this sale) a total of eight properties on the market on this block long street near H Street NE. This was the only one listed under $500,000., and one of the houses on the block sold at a net of $710,000. You can see the full activity here. None of the properties were on the market more than two weeks. One is currently active at eight days on market.

  • Somebody got a great deal. If I recall it was snatched up almost immediately… if it had lingered I think there would have been a bidding war and it would have sold for more. Sometimes a seller just wants it sold.

  • This confuses me…because I know for a fact that there were atleast 8 offers on the place…as I was attempting to make an offer. Is the low price possibly due to having an appraisal contingency?
