  • Wow that yard is something, but I suppose a dumpster will be parked there for some time to tear out the interior. I say this is an okay deal for a developer

  • I cannot almost guarantee that a flipper will get to this first. Do some improvements and sell if for a tidy profit.

  • Clearing out that jungle is a few hours work people. I think that this is definitely a good deal. The fact that it even made it to an official listing gives non-developer flippers a great shot. An ideal candidate for a 203K loan perhaps.

  • I think that’s a sweet little house for a good price. If I had someone to share the work with me I’d be tempted. At least you won’t have to do any real demo in the kitchen – it’s just a collection of appliances!

    That’s a great deal. I bet it won’t last long. Probably a candidate for an all-cash offer from a flipper. I hope they leave some of the original details in tact.

  • Are houses getting developed now in Woodridge? Is it really a good deal if it’s not a very desirable neighborhood?

    • Petworth, Columbia Heights, parts of Shaw/Ledroit, Brookland, etc. were all undesirable neighborhoods fairly recently (as recently as 2009.) Chances are paying $300k for certain rowhouses which needed work was not a good deal back then but now turns out to have been a great deal. Given the lack of housing options in this price range across DC, as a whole, this seems to be a pretty good deal.

    • Well, you won’t get a good deal in a good neighborhood. But if you think you’re smarter than the pearl clutchers and are willing to wait ~10 years, then yes – it could be a good investment.

    This area is nestled nicely between the new development in Brookland and the recent development in Hyattsville. Also right by the Rhode Island Ave corridor, which is undergoing some great improvements. I rarely think these GDON posts are good deals, but this one appears to be!
