    this is also probably a buildiing you would not have too much trouble finding someone to rent if you ever wanted to go down that road

  • $560 per month condo fee? Is there a butler?

    • That’s actually a very low fee considering the building has a pool, club room, and library. I wouldn’t be surprised if the fee goes up a lot in the next few year.s

  • 870 sq ft. I would say that $560 a sq ft in that area is a bit on the high side for a unit 5 blocks from a metro station, but not a rip off.

  • Thats what gets me about a TON of these condos
    on the more expensive ones thee will be a $1200 monthly condo fee… i just want to know what that rent on top of a mortgage covers lol

    • Pool, roof deck, elevator, maintenance. $560 sounds about right where there are amenities.

      • Im speaking to the ones that charge 12-1500/ mo

        • Fair. I know my older brothers condo on Lee Hwy in Arlington is currently charging about 1100. They had to re-do the roof (twice… terrible contractor the first time around) which cost almost $1,000,000 total. They also are redoing all siding, and replacing all windows at the same time.

          I think some of the older co-ops you see charging $1200 are paying RE taxes first of all, perhaps some utilities, but mostly they are paying for redoing exterior walls and roofs and such. Some of these buildings have a lot of deferred maintenance. Add in a doorman, and you are up to $1200 easily I suppose.

  • This is a steak. Pool, roof deck, 11th floor, easy access to 395 and walking distance to Metro/Verizon Center. With 20% down you are paying around $2700/month. This is a great deal, and I would assume goes for over asking. Looks like a very nice condo inside too.

  • It’s not a second bedroom, it’s a den, so basically a 1br.

  • this unit has already gone pending so not really sure why it’s up here in that case. nice unit though!

  • Like so many of these new builds, it is such a colossally dull apartment. Low ceilings (damn those DC height limits) make most places feel cramped. Wall to wall carpet feels like a motel. Small kitchen. No real separating between living and dining and small to boot. 50 shades of beige. Ugh.

  • Isn’t this practically overlooking Cobb Park that is having the huge problems with 30 bums not just hanging out, but living, grilling, ranting?

  • Looks like a good location for 4th fireworks from the roof deck.
