  • I had a friend that lived in this building 4 years ago. And the studios look exactly the same (no updates whatsoever in the bathroom).

She was paying around $1,050 back in 2009. That’s about a 57% increase in price in 4 years. Insane.

    • that really is an insanely low amount of appreciation in 4 years – about 11% a year, very low for real estate in DC. Great deal!

      • Hmm. My rent has gone up $135 since I moved into my place in 2009 (and I was paying a fair bit more than $1050 then). Doesn’t sound like a great deal to me.

      • Huh? Are you crazy? 11% a year is insane.

Also, I’m pretty sure these buildings are rent stabilized since they are so old. If the person had stayed in the studio since 2009, she’d probably have a rent closer to $1200. They can only raise the rent a nominal amount per year on an existing tenant. However, there’s nothing stopping them from raising the price rapidly when a tenant moves out.

  • “Bathed in light”: = hot as hell in the summer.

  • God I hate these types of buildings, it looks like a Russian nursing home

  • The rooftop looks like a prison yard with that fencing.

  • Haha, this is my old apartment. I lived there for almost 7 years and moved out May of last year.

  • I pay $100 more for a huge one bedroom just down the street. Not a good deal. There’s plenty of other buildings in the neighborhood that are cheaper and dont’ look like soulless drones. I looked here – even in the one bedrooms, the oven was half size.

    • The oven in this apartment is actually pretty nice. The appliances in the kitchen were replaced back in 2004. When I lived here though, I was paying $1,100.

    • Will you share your building, please? I’m looking 🙂

      • I’m trying to maintain some Internet privacy =) but if you go over on the other side of the zoo in Woodley Park, the rent drops. Any of the other gazillion buildings around CP and WP always have something open and if you look around you can find a good deal.

  • Essentially, one would be paying for the metro-accessible location and a doorman. Not a good deal. There are much better options available in Cleveland Park that wouldn’t require one to live in something resembling a retirement home; that kitchen looks terribly outdated. Utilities being included doesn’t make this a terrible rental option though, and I’m sure a lot of young folks will want to snag it quickly.
