    Also: “easy shopping”? In SW Waterfront? I think you mean “nice grocery store and absolutely no other shopping.”

    • I would call it easy shopping, since 90% of the non-online shopping I do is groceries. If I wanted to buy other stuff like clothes, Metro Center is really easy to get to from here.

      I don’t mind living in a neighborhood with very little retail. I sit on PoP all day, aint nobody got time for shopping!

  • If someone can get this much in retail-desolate SW, I can’t wait to rent out my place at Navy Yard.

      Yeah, I live down the street in a 1BR that is significantly larger and less super retro-funky-kitchen for less rent.

      • Was just going to say exactly this. I live in Capitol Yards just few blocks away. 800 sf 1 br and building just built about 4 years ago for around the same amount. This is ridiculous.

  • Hey! That was a “Good Deal or Not” a while back. Didn’t sell, obviously, and several posters suggested renting it out. It’s got both new and old pictures but I’ll not forget the red tile kitchen with coppertone refrigerator.

    According to the listing the location is the best in DC, so clearly this is an excellent deal. (to someone absolutely unfamiliar with DC in any way whatsoever)

  • I would never pay $1800 to live in that area. Sorry, but no. I know there are plans for this areas, but the fact is it’s still one of the more desolate areas of DC proper and therefore not worth this amount of rent.

  • Great location but the price is insane.
    In unit washer/dryer? Updated kitchen? Hardwood? – if not even more insane.
    High HOAs does not always equal high market rate rental income.

  • Wow, what’s with all the Southwest haters? Have you actually spent any time down here? It’s a great neighborhood, close to downtown and Capitol Hill and still relatively affordable. Just because some people wouldn’t want to live here (and quite frankly I think you’re missing out), doesn’t mean it’s a black hole.

    In any event, I think this unit is too high in light of the lack of unit upgrades and comparing other rentals in the area. I think 1500 would be a fair price (and it sounds like that includes utilities).
