  • Purchased less than one year ago for $330K, $563 per sq ft. The average sale in Truxton is $200 per sq ft less. I would have to say, no, not a good deal, although it’s a beautiful house. That third “bedroom” may have a closet, but it’s very small and doesn’t have a window.

  • This is a great renovation. Open concept but has a lot of character. I love the floors. and choice of doors/moldings. The rear doors is also nice opening to yard.

  • love it! mine will easily price for seven figures if this goes for near ask.

  • The kitchen is so gourmet and high-end that the cabinets don’t even need knobs.

    • lol! I thought the same thing. My cabinets didn’t have knobs when I bought my place and the first thing I did was refinish them and add hardware. Little details like that definitely make a huge difference- why skimp?

  • Looks exactly like every other new renovation on the market in DC. Super “blah” and seems high even with updates…that third bedroom is itty!

  • Too far from the metro and too close to the projects to demand that price for such an itty-bitty house.

  • There is a mosque basically right across the street, with prayer calls at the required times of day and night. I have heard from nearby residents that a good noise machine is a necessary investment…

    • i live directly across from that mosque, and love listening to the call to prayer. i’m not muslim or religious, but it reminds me that we live in a culturally rich and diverse city.

      • Absolutely — as a buyer it’s just something I would want to know. I would feel the same about church bells ringing hourly.

    • I lived next to a mosque in the ME for a few months. After a week or two, I slept through the early morning call to prayer with no problem. You get used to it…

  • this place was a TOTAL SHAT BAG before the renovation (see google street view). nice work. don’t care that it’s kinda blah inside right now. That’s why people buy homes… to make them their own. JUST GLAD TO SEE THIS PLACE FIXED. Welcome to the neighborhood to those that buy it.

  • The mosque’s speakers face west towards NJ ave so you don’t hear much from this property.

    I don’t think recent sales (last 12 months or so) in the area bear out dc_mike’s comment. We are seeing $400+/sf routinely now. Of the most recent sales, we are seeing well over $500+/sf.

  • This is a 2 bedroom and an office. I can’t believe they are saying 3 bedroom. Is it even legally aloud to be called a 3rd bedroom?

    • it’s a gorgeous place, but the 3rd “bedroom” is legally not a bedroom. For it to be legally a bedroom, there needs to be a window (big enough for an adult to go through). This is for fire safety reasons.

      I see this all the time in real estate listings, and it’s really annoying.

  • What the heck is a “signature WSD open floor plan”? I mean, I see the open floor plan, and it looks like every flipped row house. But is “WSD” supposed to mean something good?

      I wondered the same thing. How can knocking out all the walls and turning your house into a pretty box be your signature?

      • What a WSD renovation means is you better be ready to take care of a lot of the finish work, as it will likely have been installed incorrectly.

        From experience: light fixture with neutral wire not completing the circuit, rigged up to close the circuit with the ground wire; thermostat was a dud, but instead of sending it for a replacement, they again rigged it by crossing the wiring outside so that the AC would work (but the signal to switch between heat/ cool was not working); washing machine water lines incorrectly labeled and crossed; garbage buried in backyard; and broken wax ring on one of the toilets leading to leaking.

        And even after all those issues, I’m happy with the house and I think the WSD did a good job on the structural and design work. I’m sure items like these are pretty standard with all developers, it’s just a bit of a nuisance to have to spend like you do in DC on a house only to have to fix a bunch of blunders immediately.

        • +1. Check the finish work. They generally do a good job, but my wSD-flipped place has had a lot of small things that I’ve had to correct due to poor workmanship. Get a home warranty – it’ll pay for itself.

      • WSD is a developer. Walnut Street Developments or something like that. They seem to flip tons of houses (especially in Petworth) and they all are exactly the same. Exposed brick, open floor plan, white kitchen, etc. Not a knock on them because I actually like their work, but they def. don’t mix it up at all.

    I saw this listing the other day and almost submitted it myself. A $400K requested profit (on the purchase price) in half a year, wowza. Kind of interesting to be the one bland house front flanked by those two extremely bold color choices.

  • I bought my house from WSD a year and a half ago in 16th Street Heights. Very happy with the quality of the renovation (aside from a fixable water issue in the basement) and the thought they put into it. But my house is in a different neighborhood and bigger, with a true third bedroom upstairs, a bigger yard and a finished basement — and for $100k less. Don’t know enough about Truxton to determine if this is a good deal.

  • Is there anything or body that regulates RE Agents listing things like this closet with no windows a bedroom? How about the 1000 basements I see being listed in the square footage?

    • Pretty sure there is no regulation for that sort of stuff. Perhaps the licensing body could come down on the agents for placing misleading advertisements like that, but I doubt they have the resources.

      This prices is way too high for a 2BR house in that location. No return on investment for a long time if you’re the buyer.

    • Based on my experiences house-hunting, absolutely not. The amount of misinformation and outright lies is outstanding. (i.e. Lying about square footage, for example)

  • Maybe if it had a basement (it appears from the pictures/listing that it does not).

    Also, what is with the bowling alley floorplan on the first floor of every single flipped TH? That’s going to do out of style (if it hasn’t already).

    Nice job on brick and windows, though, and a truly wonderful community association meets steps away.

  • Definitely tired of seeing all these blah renovations and open floor plans. They all look exactly the same. I get that a buyer is supposed to make it theirs, but I really wish developers could preserve some of the original character of the interior like moldings etc.

  • What’s an alternative to the bowling alley, other than tiny divided rooms?

    I bought a very similarly sized home on 3rd St earlier this year. It was a mediocre flip from several years ago – but with most of the hard stuff done – and we have done a lot of smaller projects on our own and with a good and honest GC recommended by a great realtor. GDON picked up that listing, too, and it got mixed comments – at $235k less. If this house sells for anything close to asking, it would be insane.

    • There’s what I call “the barn”, which is basically the bowling alley with partitions on one side to make rooms (like horse stalls).

    • Could you tell us who your GC is? We also bought a mediocre flip (and it had been used as a rental for several years so was worse for wear by the time we got it). We’ve slowly been tackling smaller projects, but we want to do the kitchen and bathrooms and will need help.
