Located a few blocks from the Dupont Metro, the Dupont West condominiums were built in 1980. This most recent sale in the building of a one bedroom, one full bath unit, was the second highest price paid for a unit of this size. The highest sale in the building for a 1/1 of similar square footage was at $459,000. ($687/square foot) in 2005, for a unit on the fourth floor.

In January 2013, a 1/1 on the 9th floor sold $6000. above list for $425,000. ($636/square foot). Typically, the premium for being on a higher floor is reflected in the price being higher, however, the 9th floor unit was not as trendily updated as the subject property.

You can see the Before pics from January 2013 when the subject property was purchased for $299,900. ($452/square foot…which is comparable to prices much further east for new or completely renovated units). This looks like it was a smart buy, especially given that construction involved less than 700 square feet.
