Yeah no kidding. This space has been vacant since they built the building. So surprised that, after all this time, it’s just going to be a Subway and not a restaurant of some sort.

Not surprised that is the best they can get. From an urban standpoint, that area is off the beaten path. What restaurateur would want to risk it when you have good spots in Dupont, Penn Quarter, Georgetown, etc.
Mass Ave in downtown is just a charmless arterial, more West End Ave. than Broadway.
I guess the Cato Institute around the corner just doesn’t generate sufficient buying power there.
As a resident of this building, hearing that Subway is coming to the space was a serious disappointment. I just hope the building doesn’t smell like “fresh-baked” bread all the time.
