I’d say it’s really a 1 bedroom with a den. The whole place is only 608 sq ft. That being said, it looks pretty nice. It could use some updating, but not bad.
Also doesn’t look like there is a closet in the second bedroom.
Actually, the floorplan clearly shows a closet next to the door to the hallway.

Only a 2 br in the most technical sense. But you could use that second “bedroom” as an office or nursery or jumbo walk-in closet, and it’s not priced as if they’re two full bedrooms, so I say actually quite a good deal.

This seems like a pretty good deal. The second bedroom is very small, but the unit is priced accordingly, and it _is_ a legitimate bedroom, with a closet and window.
great deal in my opinion. if i was single i’d snatch it up, but i think it’s too small for my little family.

Yeah, I was confused by that too. By “classic DC view” they mean ” view of crappy apartment buildings across the street”?
Good deal and a low condo fee. My only two complaints would be that:
1. the kitchen is WAY too big for that space, it takes up half of what could be the living room! I’m an avid cook but that large a kitchen in a 1.5 bedroom place seems overkill. I’d rather have a much smaller kitchen but more dining space, but maybe that’s just me.
2. It’s a shame that you have to walk through the bedroom to get to the balcony, it would certainly make dinning and entertaining out there a bit difficult but still very pleasant. But in general the balcony is a HUGE plus for me.

Hm, that’s strange, because about half the properties under $700 have sub $300 condo fees.

In fairness, the kitchen is a kitchen/DR. I don’t like the full porch (invites prowlers) or the bedrooms facing the street. The issue of walking through a bedroom to reach the porch isn’t so bad if the “second bedroom” were used as the pathway. It’s not going to get used as a real bedroom by most people, anyway.
If you look at this for what it is–a small 1 br + den, the fee is a little high for the area, esp. if there sin’t an amenity like parking. The lack of parking, the small pace/tiny rooms and the somewhat high fee may explain some of the pricing. The room sizes would be a deal breaker for me.
Will people really “prowl” all the way up to the third floor deck?
I’d magine the concern is more about people being able to hop over from adjacent porches… although I guess as long as you know/trust your neighbors (and trust them to keep their units secured) maybe it’s not a risk.
It would be easy to climb up the stacked porches.

You laugh, but I’d consider a mile from U st to be a strong point in its favor. So may argue it’s one mile in the wrong direction, but still not bad assuming you don’t need to be near metro.

Hey guys,…This is my place… You may have seen it a few years back as the best coffee spot pre-hurricane featured here on PoP! I’m free to answer any questions.
There is a closet in the second bedroom, although not as big as the masters closets. The Balcony is the gem of this place…. great big outdoor space for cooking, entertaining and relaxing. There really isn’t an opportunity to “prowl” on the balcony as its quit high.
The condo fee is reasonable for DC–the assoc takes care of painting the decks, keeping the hallways clean, water, etc. Great people in the building too.

I’ve admired these balconies and was thrilled to the see the inside. It looks like a great deal and a nice, though small place. I totally expect it to be bid-up.
