I will never understand half a million for an apartment (a very boring and small one at that) in Washington DC… Ever. I don’t care if you’re off Logan Circle.. I will never comprehend…. Buy a 1200sq ft fixer upper for $300K (they can still be found) and spend the money to restore/renovate… no condo fees and no annoying condo meetings.
Well, not everyone wants to live in a house or wants to bother with fixing it up. For example me. I never ever want to have a house, I just want a 2 bedroom apartment, for when I grow up and become rich and famous.

Hiring contractors to restore/renovate a house (or trying to do it yourself) could be just as annoying as a condo meeting.

That’s probably because you aren’t able to afford anything close to this amount for a home. I happily pay my condo fees for garage parking and the taxes and maintenance on my 2br condo.
Dont tell Joker that your condo fees include your taxes.

I actually thought it was one of those light fixtures from the ’80s in the window until I got to the picture of the Studio Theatre. Wow. That is awful.
No idea if its a GDON. But it’s a good thing the unit comes with extra storage, b/c that’s a small 2 bedroom unit!

if i were retired i would like this. near to groceries, the theatre, a nice park, great restaurants, no yard to take care off.
Fireplace good, no balcony or parking bad. This kind of pricing for a 2 BR bedroom (with fees) is why we bought in Petworth instead. Anybody else think it might be hard to rent this place out for what you are paying in mortgage, unless you put a ton of money down? Good location though. It’s pretty close to the convention center metro, walk to everything.

I think the Realtor definition of “true bedroom” means it’s a room with a window and a closet attached to it.

If the living room can accommodate a full-size sofa, it ought to be shown with one, not an especially small-looking loveseat.
The naked boxspring is visible in the photos of the master bedroom… needs a dust ruffle/bedskirt.
I’m still going to check this out even though this is terrible staging and photography but this person should definintely get a new realtor.
The seller should just do FSBO. No reason to pay anyone a fee in this hot market. And I’m sure the seller could take much better photos.

Holy crap, that’s expensive. My building is on Rhode Island 8 or 9 blocks east of this one, and while 8 blocks makes a big difference in this part of town, I got 2 bedrooms, 2 bathrooms, and 50% more space… for 80% of the price.
