I had a client who was very interested in this house because of the location, but also because it’s cute and has a nice, private outdoor space. By the time we had seen it…it was listed on Tuesday and we didn’t get in until Saturday, there were already at least two pre-inspections scheduled (meaning people paid a home inspector to inspect a house they did not have under contract so they could have the peace of mind to eliminate any contingency for inspection). During the brief time we were in the property, which was not during the open house, we crossed paths with several potential buyers and their agents. My client really liked the property, but ultimately decided that the frenzy was just a bit too overwhelming and chose not to make an offer.

It’s getting really, really tough to find fee simple houses under $600,000. in the closer in NW neighborhoods. As of this moment, there are a total of 31 fee simple houses actively listed under $600,000 in all of NW DC.

The recent sellers of this home were very smart to have purchased it when lots of buyers were waiting on the sidelines for the “market to hit bottom”. They bought in early 2008 after the property had been listed for over sixty days. They paid $580,000., which was a little more than 3% less than the $599,000. asking price.

  • If they paid 580K then the transaction costs probably consumed the entirety of the appreciation between 2008 and now. I would have guessed they would have done much better than that.

  • Perhaps, but they also had a nice place to live for 5 years.

  • I live about 2 or 3 blocks from here on 16th and never thought of this area as Mt. Pleasant. Really? I live in Mt. Pleasant? Always thought I lived in AdMo or “just a few blocks north of U.”

    • As far as the legal subdivisions (i.e., the area you’re in according to the D.C. Office of Tax and Revenue) are concerned, a good chunk of Adams Morgan is (technically) Mount Pleasant.

      Similarly, I think all of Park View and Pleasant Plains count as Columbia Heights.
