You’d think if there were “beautiful views” that they would include some pictures looking out the window.
This is a really nice, well kept building on a quiet street across from the park. I looked at a sweet studio here a few years ago, which had a similar floor plan to this listing. It was a great layout for a studio and the apartment overlooked the park. Sadly, I didn’t get the apartment, but this building remains one of my favorites in DC.
My friend lived in this building and if the place faces the park I’d say go for it!
I lived at this address for 1 year. It’s a beautiful bldg and a great location, but did have a pretty bad roach problem (kept apt spotless but to no avail!). The laundry room in the basement was especially scary.

I’ve lived in this building for over three years. I may have seen one or two roaches over the whole time here. In fact, the building is extremely well kept and well managed especially if you consider the age. It even has a completely redone laundry room. Can’t imagine living anywhere else in the city – it’s so close to everything, the neighbors are great, and it really feels like home.
If you have roaches, try keeping your place as cold as you can stand it for a few days during a cold snap. Roaches seem to take a hike.

The common rule of thumb (that is often enforced in rental contracts) is that for rent to be affordable, a person’s pre-tax income should be three times the cost of rent. The median household income in DC is above that, I suppose, if you’re above the fold and want to cram a whole family in a studio. Meanwhile, the median individual worker income is about 10 grand short.

Thanks to rent control, this is about what I pay for a HUGE one bedroom apartment just a hop skip and a jump up the street from here that I moved into in 2009. My rent still went up $80 per month this year.
$1500 is about par for the course for studios these days, though. So, to answer the question, it’s probably not a bad deal. Although, if you by HUD’s 2013 Fair Market Rent numbers, you should be able to get a two bedroom for cheaper than this. Ha!

Moreover, while rents may be high in Adams Morgan and similar areas close to downtown, there are quite a few renters in DC living east of the river, where rents are much cheaper (look at the prices for currently-available 2BRs at, say, http://www.thebarac.com/vaclistweb.htm – lots of them below $1,000). While few Popville readers might be interested in those, they do affect average rent statistics for the District.

This looks like a good deal to me. For a studio, it is really spacious. The lay-out allows for some separation between the living and sleeping areas, and it has more closet space than most 1-bedrooms.
I think it’s a pretty good deal. It’s an adorable apartment, lots of counter space and a dish washer!
When I see current the cost of renting these days, all of a sudden the craziness in the purchase market makes a lot more sense.
