  • Good deal.

There aren’t many other options in this price range in the neighborhood to own a fee simple house with outdoor space.

I like the layout. The kitchen and bath are functional but could be updated pretty easily–but as is they are right on par for the price.

I love this location–it’s hidden in plain sight. It’s easy to park around there, and you’re a short walk to three great neighborhoods: dupont, adams morgan, and u street, and there is a Harris Teeter 2 blocks away.

    It’ll be sold this weekend.

  • Looks like a darn good deal. Space may be an issue for some but nice location, outdoor space, etc… Wondering about the sold “as is” part though

  • Relative to the area, good deal.

But sadly, half million dollar 2-bedroom ‘good deals’ are the reason I had to leave the District.

  • Good deal, but that area can be a little thuggy, which may account for the price. It’s across the street from the Marie Reed playground and just up from the Pepco station. I think it’s a sweet house for a couple though. I wouldn’t want to walk home from either of those Metros too late at night.

    • I think up a few blocks is a little dicier (e.g. Euclid Street) but that block is real nice so long as you’re not running around waving your iphone at 1 in the morning (true for much of DC). And it is spitting distance to the police department.

    • Bwah ha ha. You call this area “thuggy”? Oh you princes/princesses need to leave your 4 block Mt P/AdMo bubble more often.

      • actually, it’s just that you’re so tough and streetwise.

      • I lived a half block from here for 8 years up until last week. About 4 years I personally witnessed a teenager shoot another teenager at this precise location at around 8pm (in the playground area). I have had a friend mugged at 11pm in this precise location. I’ve also had another friend get his face bashed in with a brick on this block. And, of course, I’ve had 2 bikes successfully stolen and an attempted theft at my apartment. So yeah, the area can still be “thuggy” just as the rest of the city can be (and I’ve grown up in a large city and lived in large East Coast cities my entire life, so I consider myself pretty street smart and urban-calloused). Get off your high horse and stop looking down your nose, calling people “prince/princesses” – you sound completely idiotic, ignorant, and like a judgmental jerk.

    • the house in that article was big enough to be divided into 3-4 units. this one isn’t. but I agree that it is a popular time to buy in DC and there isn’t much on the market.

  • Good deal. I’m guessing somebody will offer more than the asking price.

  • Good deal.

The only downside is that parking can be hard around there and there is no alley access. So, the backyard can’t be converted into a temporary parking spot.

If I were looking, I’d buy this house. I’m surprised it’s not sold already. A similar property was on the market about a year ago and I went to look at it before the first open house with my agent. By the time I decided to put in an offer (2 days or so of thinking), it went under contract for above the asking price.

  • This looks like a good deal, relative to rents in the area. 2 BRs condos are renting for $2800. If you have the downpayment, you are paying ~$2500 with insurances and taxes. Good deal.

  • I rent a few blocks from this house and if I were ready to buy I’d happily snap this up! It could use some updating but looks like you could live in it for now and update slowly. Plus the back yard is wonderful.

  • My first thought was that seemed right for the area and based on other comments I am not the only one….. Makes me feel that if it doesn’t sell for that price it might sell for a bit more.

  • While I may be a princess, sadly my castle is not in Mt. P or Admo, but thanks for thinking it. ; )
