From the first comment to the original Good Deal or Not (GDoN) post: “The house looks like it was either built or the style screams 70′s to me and that is hardly scream from your rooftop glorious nor is it vintage.” To which another commenter responded: “If the style screams the 70s you obviously weren’t alive in the 70s.” Although the house history folks like to remind me that DC public record dates for construction are not always accurate, I’d say that the 1951 date noted is well within reason.

When this same home was listed previously during a very different market, a mere four and a half years ago in 2008 in what appears to be close to the same condition, it was priced at $899,000. (You can even see the 2008 virtual tour here. The recent sellers picked it up for net $864,000. in 2008. Clearly, this time around, in 2012, there were fewer homes on the market. In fact, when this home was marketed in November 2012, there were a total of 111 houses actively listed in zip code 20011 (16th Street Heights and Crestwood). When the home was previously on the market in May 2008, there was more than double that number (357) of listings available for sale in the zip code.

  • Uhh, the 20011 zip code is not only 16th Street Heights and Crestwood. I have a 20011 zip code, and I live in Petworth near the Old Soldier’s Home.

  • I love the house, but to pay that much for it, even in DC, is beyond insane.

  • Can someone please explain something to me? How does a listing increase from the “List Price at Contract” to the “Settled Sales Price”? I’m assuming that even if there are multiple bids, the seller contracts with only one of them, so what happens in between contract and settlement to cause a $90k increase?

    • Result of negotiations following inspection, I imagine.

    • The list price is just what the house was listed at when the contract was accepted, that doesn’t mean that’s what the offer was on the house.

    • When a settled price is significantly higher than the asking price (list price at contract), it is usually assumed that there was more than one offer and this is the resulting bid. The sales price of a contract is determined prior to inspection (if there even was an inspection…we’re starting to see pre-inspects again).

      • Gotcha, thank you (and SLS). I read it as “this was the offer when it went under contract”, not “this was what it was on the market for when it went under contract.”

  • So folks, 1624 Taylor ST NW, the correct address for this property was actually my listing within the Sliwka Group at Central Propperties, LLC. The house was built in 1951 and beautifully reflects many aspects of Mid Century Architecture and interior design. The first time I walked inside I was overwhelmed with the detail. Trust me you have to be in this house to appreciate it. It’s truly wonderful. The current Seller, by the way, put thousands of dollars of improvements into the house.The closing price was achieved through the process of multiple offers and escalation clauses. The new owners are beyond thrilled to have had their offer accepted. This is their dream house.
